The practice

One studio, every scale

Victor Visagie Architecture works on everything from a single-room alteration to factories, filling stations and churches. Some clients arrive with a rough sketch, others with a full development brief. Both get the same attention.

We are based in Still Bay, and most of our buildings stand on the Garden Route and in the wider Western Cape. We also design for clients elsewhere in Southern Africa and abroad, including a house for a client in Georgia in the United States.

Because we run project and contract management ourselves in the Garden Route and Western Cape, the people who drew your building are also on site while it goes up. Questions are answered by someone who knows the drawings, and decisions do not get lost between consultants.

Every drawing starts and ends at our office on Main Road in Still Bay West. You deal directly with the people drawing your building, and Victor reviews every design before it goes out. Our homes have appeared in Homeowner magazine, and our 3D renderings let you walk through a project long before the foundations are dug.

SACAP registered, Garden Route based

The practice is registered with SACAP, the South African Council for the Architectural Profession. Your plans are prepared by registered professionals and drawn to the standard municipalities expect, which keeps approvals moving.

A good building starts with the people who will use it. We spend time on the site, the brief and the budget before we draw a line, because that is where most of the value in a project is decided.

Thirty years on the southern Cape coast have taught us how wind, salt air and strong sun treat a building. Our homes have been featured in Homeowner magazine, including a modern house in Jongensfontein, and the same thinking goes into every project, large or small.

What we design

Residential Architecture

We design new homes, additions and alterations. Most of our houses are on the Garden Route and the southern Cape coast, but we work wherever our clients are.

A house should suit the way you live. Before we draw, we look at how you use your current home, what bothers you about it and what you would never give up. Then we plan the rooms, the light and the outdoor spaces around that.

Materials and detailing get the same attention. Window placement, roof overhangs and finishes all change how a house feels and how well it copes with wind, sun and sea air.

Offices, shops, factories, filling stations and churches. We have delivered commercial and industrial buildings across South Africa.

A commercial building has to work for the business on the day it opens and still adapt as the business grows. We plan layouts with both in mind and design within the regulations that apply to your type of building.

Time and money count for more on commercial work than anywhere else. Our project management keeps the programme and the budget in view from the first meeting to handover.

We plan compact homes that use every square metre properly, so a smaller house still feels open and easy to live in.

Clear drawings and simple, repeatable details keep building costs predictable, which matters when you are building to sell.

Our 3D renderings show your building as it will look before construction starts, from the street view down to the finishes in the kitchen.

Renderings make it easier to settle on materials and colours, to present a project to a bank, buyer or body corporate, and to give your builder a clear picture of the finished result.

Interior design is now part of what we do. Our in-house interior designer works alongside the architectural team from the first sketches, so the inside and the outside of a building are planned together.

We choose colour palettes, furniture, lighting and materials around how you live, for bedrooms, kitchens, living areas and home offices.

Approach

Sketch to handover

Victor Visagie leads every project personally, from the first sketch to final sign-off. With more than 2,000 projects behind him, he knows which details matter on site and which ones only add cost.

A project moves through six stages: inception, concept design, design development, documentation, construction and closeout. At each stage you know what we are working on, what we need from you and what comes next.

We prepare the council submissions and construction drawings in-house and stay involved while the building goes up. That way the design you approved is the one that gets built.

What we offer

Full architectural services for every stage of a project, from the first sketch to handover. We keep up with current building technology and sustainable practice, so your building performs well and holds its value.

Every project goes through six stages. Inception, where we learn what you need and test feasibility. Concept design, with first sketches and layouts. Design development, where the plans are refined. Documentation, including council submissions and construction drawings. Construction. Closeout, with final inspections and handover.

Every design passes through Victor Visagie's hands before it leaves the office. He checks how it looks and works, the structure, regulations, your brief, sustainability and the details. After more than 2,000 projects, he knows where problems tend to hide.

Residential, commercial and industrial work. Because we do all three, lessons from one type of building often improve the others.

It depends on the size and scope of the project. Things like impact studies can add time, and we will tell you early on if your project is likely to need them.

We provide cost estimates on request.

We use the most current building technology available for each type of building and area, to keep designs efficient and responsible.
